Franks Painting

Pricing

What it costs, plainly

Painting prices are quoted per job, not per room, because two rooms the same size can be a day apart in work. Below is how we build a number, what's already in it, and what pushes it up or down. Then we come and look and give you one fixed price in writing.

Every figure on this page is a placeholder. Send me your real rates and I'll drop them straight in — the layout is built to take them.

Rates

Day rates and typical jobs

Day rates cover labour. Materials are quoted separately at cost, or included in a fixed price — your choice.

Included

What's already in the number

No line items for the things that should just happen. These are part of every quote.

Always included

  • Furniture moved and put back
  • Floors and carpets sheeted
  • Filling nail holes, cracks and small dents
  • Sanding patches flush and spot-priming
  • Taping off sockets, switches and light fittings
  • Two full coats as standard
  • Clean-up at the end of every day
  • Final walk-round with you before we pack up

Quoted separately

  • Paint and materials, at cost with the receipts
  • Major repairs — rotten timber, blown plaster, water damage
  • Scaffolding or a tower for high exteriors
  • Wallpaper and lining paper
  • Specialist finishes — limewash, lacquer, metallic
  • Out-of-hours or weekend working

The variables

What moves the price up or down

Worth knowing before you compare two quotes, because a cheap quote is usually a quote with the prep left out.

Pushes it up

Condition of the surfaces. Peeling, flaking, glossy old paint that needs deglossing, cracks that keep coming back. Prep is the invisible half of a paint job and it's where the hours go.

Height and access. Stairwells, double-height rooms and second-storey exteriors need towers, ladders and patience.

Colour changes. Going from a dark colour to a light one, or the other way round, usually means an extra coat.

How much is in the room. A room full of furniture and pictures takes longer to protect and work around than an empty one.

Brings it down

Doing several rooms at once. Setting up once and working through the house is faster per room than coming back three separate times.

Sticking with the existing colour. Same colour, same finish, no extra coat and no cutting-in surprises.

Empty rooms. If the space is clear when we arrive, that's hours saved and it comes off the price.

Flexible timing. If you're happy to take a slot in a quieter week, we can often do better on the number.

How quoting works

From first message to fixed price

  1. 01

    Send us the basics

Which rooms, inside or out, and roughly when. Photos from your phone are genuinely useful — they let us rule things in or out before we visit.

  2. 02

    We come and look

Free, no obligation, usually twenty minutes. We check the surfaces, measure up, and flag anything that needs repair before paint goes on it.

  3. 03

    You get one fixed price

In writing, covering labour, prep and materials, with what's included spelled out. It doesn't move unless you ask for something extra — and then you hear the new number first.

  4. 04

    Deposit and start date

A small deposit holds your slot in the diary. Balance on completion, once you've walked round and you're happy.

Questions

Money questions

Why can't you give me a price over the phone?

Because the difference between a wall that needs a quick sand and a wall that needs filling, priming and two coats is most of a day. We'd rather take twenty minutes to look than give you a number we have to revise upwards later.

Is the quote really fixed?

Yes, for the work described in it. If we open up a wall and find something nobody could have seen, we stop and talk to you before doing anything that costs more. No surprise invoices.

Do you charge for the visit?

No. Quotes and site visits are free, and there's no obligation to book.

Can I supply my own paint?

Absolutely, and we'll take the cost off the quote. We'll tell you what we'd have used and why, so you can decide whether the saving is worth it.

How do I pay?

[Payment terms — e.g. deposit on booking, balance on completion, bank transfer or card.]

Are you insured?

Yes, fully insured, and happy to send the certificate through with your quote.

Next step

Want a number for your place?

Send us the rooms and a rough idea of timing and we'll arrange a look. If you'd like a rough idea of how much paint a job needs before that, the calculator does the arithmetic for you.
